I. Major Responsibilities:

1. Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to measuring instruments and electrical and electronic testing devices.
2. Assists skilled trades workers to help assemble, install or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, HVAC equipment, etc.
3. Performs a variety of basic plumbing maintenance and carpentry functions.
4. Paints and repair roofs, windows, doors, floors, woodwork, plaster, drywall, and other parts of building structures.
5. Records type and cost of maintenance repair work.
6. Diagnoses basic problems, replace or repair parts, test and make adjustments.
7. Reads and interprets equipment manuals and work orders to perform required maintenance and service.
8. Provides basic emergency/unscheduled repairs of facility equipment.
9. Maintains facility equipment and related fixtures in good working order. Maintains preventive maintenance documentation and maintenance schedules.
10. Performs preventative maintenance (PM) duties as scheduled 100% correctly (totally cleaned, filters changed as needed and checking every aspect of the equipment to make sure it is in proper operating order according to manufacturer specifications and per Engineering departmental policy. If problems are identified, equipment must be checked and documented on a weekly or as needed basis until assurance that problems have been corrected.
11. Interprets readings from gauges, meters, recording devices and computerized control systems.
12. Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
13. Seeks to understand and meets and/or exceeds the needs and expectations of customers. Treats customers with respect, responds to requests in a professional manner, even in difficult circumstances. Provides accurate and timely service and communicates status in person to departmental charge person. Develops positive relationships with customers and demonstrates a commitment to quality service through statements and actions.
14. Accountability: Is productive and carries fair share of the workload. Accepts responsibility for actions and results. Focuses on quality and expends the necessary time and effort to achieve goals. Takes ownership of tasks, performance standards and mistakes. Alerts Director, in writing, on a dated work order form, of any issues with equipment that may need repair, replacement, service, etc.
15. Documentation: All job tasks must be documented either on a work order form or in daily calendar with the following information: location of job (building, dept, entity, suite #, etc.), parts needed and order status of parts, date completed, name of staff person who completed job, total time to complete job.
16. Safety: Assures a safe environment for patients, visitors and staff is maintained. Work area is kept neat and clean and hazard free during job assignment and upon completion of job. Use of equipment is according to code and safety guidelines.
17. Work Ethic: Uses work time efficiently, works in a positive manner, is a team worker. Does all work from start to finish with a "gold standard".
18. Assists in maintenance of grounds and snow removal. Operates snow removal equipment, lawn mowers, shovels, other manual tools, etc. as directed.
19. Works flexible hours, on-call and week end assignments as directed and some weekends as necessary.
20. Takes responsibility for ensuring that all work outcomes satisfy the UMass Memorial Health System True North.
21. The individual must support the mission, vision, and goals of HealthAlliance-Clinton Hospitals and serve as a role model for CARES values.
22. Demonstrates excellent attendance and actively participates in a variety of meetings and training sessions as required.
23. Demonstrates a friendly, responsive, service-minded attitude to all internal and external customers.
24. Communicates ideas effectively. Shares information and keeps others properly informed. Gives, and is open to useful feedback.
25. Adheres to the HealthAlliance Hospital Code of Conduct and Behavior Standards and dress code.

30. Attends staff meetings and in-service programs as required or directed. Keeps current with hospital and unit changes by reading communication boards and/or books, bulletin boards, posted notices and reads and responds to e mails on a regular basis.
31. Participates in unit-based quality improvement initiatives.
32. Complies with required health, safety and HIPAA requirements.
33. Respects diverse views and approaches and contributes in maintaining an environment of professionalism, tolerance, civility and acceptance toward all employees, patients and visitors.
34. Performs other similar and related duties as required or directed.

II. Position Qualifications:

License/Certification/Education:
Required:
1. High school diploma/GED and additional education or training in building trades.
2. Massachusetts driver's license.

Experience/Skills:
1. At least one year of relevant experience required. 2+ years of relevant experience.

An equivalent combination of education and experience which provides proficiency in the areas of responsibility listed above may be substituted for the above education and experience requirements.
